Current list of plans:
- add a pool to the front yard (including wooden decking and a general front yard makeover)
- completely renovate the front balcony (re-tile, change what is over-head, new balistrading etc...)
- New windows/doors across lounge room and flooring fixed/replaced
- Relocate kitchen, enlarge the kitchen and laundry (and renovate it)
- Add 1 metre to the size of the master bedroom and swap the location of the master bedroom and it's ensuite (which will then be brand new)
- (maybe) renovate the other bathroom since we will have plumbers etc here already
- Add a 4th toilet downstairs
- Renovate the back yard (paving, grass, retaining walls and storage shed will all go and be replaced/redesigned)
- Create new outdoor dining space in back yard
- Turn one of the spare bedrooms into a walk-in wardrobe
- Render the back of the house
- Replace the flashings on the outside of the house
- Plant all new gardens
Which basically means only three bedrooms escape renovation (for now). We have decided to renovate because structurally our house is sound and we can renovate with money we already have. If we knock it flat and start again, we have expenses around demolition, earth works, rebuild etc and will end up with a huge mortgage.
This house is very overdue for some help. Maintenance has been minimal for the last 20+ years and now we need to repair and update. Wish us luck!
